One of the most common conversations I’m having with homeowners right now isn’t just about selling — it’s about what happens next. 

For many people planning a move within Auckland, the biggest concern isn’t achieving a sale price. It’s the uncertainty that comes with selling before knowing where they’ll live next. That anxiety alone is often enough to delay decisions or stop people from moving altogether.
Sell first or buy first? Why “subject to sale” offers can be challenging
In the current market, buyers with offers not subject to selling another property are typically more attractive to vendors. As a result, attempting to buy first with a subject to sale condition can place buyers at a disadvantage, particularly when competition exists.

How selling first can still lead to a smooth move
Selling first does not have to mean uncertainty or risk. With the right strategy, it’s often possible to align the sale of your current home with the purchase of your next one in a way that feels controlled rather than rushed.
