Thats a great question and in short, it all depends. There are essentially two components aside from the service you will get from your solicitor. 1. Marketing. What I should do to get my house ready for sale?
Thats a great question. Buyers are attracted to well presented homes but that's not always possible. After viewing the property I will suggest what items should be attended to, tasks that would be great to do if possible and what things can be left as is. I have very experienced tradespeople in my network that many of my clients have used and I have been known to help paint fences, concrete steps and mow lawns. I am here to help deliver the best result for you and will advise accordingly.
Can you sell a home with unconsented works done in the past?
Yes. I have a wealth of experience helping owners and buyers navigate through the challenges unconsented works can present. Of course such works have to be disclosed and there can be challenges with lending and insurance requirements. Do you need to see my house to provide a selling price?
If you are just curious as to what your home could be worth in the current market I can provide an online property estimate report without viewing the home first. The law states that before a property can be listed for sale an appraisal - (comparative market analysis) must be completed following an inspection of the property. Of course an appraisal will be a more accurate assessment of your home's market value. Whatever you need, I will provide the service, free and without any obligation.
Is it the right time to sell my home?
That's a great question. Generally the right time to sell is when it is right for you. We all need to get on with our lives and if your circumstances or future plans mean making a move makes sense then you will never regret it. Selling and buying again in the same market usually has a balanced outcome. In an easing market it often makes sense to sell first then buy. In a rising high demand market its often wiser to buy first as it will be easier to be sold quickly...but not always.
Can you help me to find and buy a home?
